Buying and renting in Ubud

Ubud sits in central Bali, roughly 90 minutes inland from Denpasar airport, surrounded by rice terraces and river valleys. The market here is structurally different from the south coast: prices per are are significantly lower, plot sizes are larger, and buyers tend to be end-users (retirees, wellness operators, long-term residents) rather than yield-driven investors.

Land prices in Ubud range from USD 80 to USD 250 per square metre depending on view and access, compared to USD 800 to USD 2,500 per square metre in the established Canggu pockets. This makes Ubud the most accessible point of entry for buyers who want a private freehold home with a pool and a garden in the USD 250k to USD 600k range.

Rental performance is weaker than the south but more recession-proof. Ubud guests skew older, stay longer, and book directly through wellness retreats, yoga schools and co-living programmes rather than through pure short-stay platforms. Yields of 6% to 9% are typical for well-managed properties; expect lower occupancy in the wet season (December to February).

The biggest practical issue with Ubud properties is access. Many of the most beautiful plots sit at the end of narrow roads or down steep ravines, which limits resale liquidity and complicates construction logistics. Always physically drive the access road in a normal car (not on a scooter) before committing - many sellers downplay the difficulty.
