Seminyak is Bali's established luxury district. It sits between Legian to the south and Kerobokan to the north, with a central spine along Jalan Kayu Aya (Eat Street) and Jalan Petitenget. The market here is mature, dense and significantly more expensive per square metre than Canggu - finished villas in prime pockets near Petitenget Beach trade between USD 1M and USD 3M.
Rental yields in Seminyak are stable rather than spectacular. The supply of high-end villas has been built out for years, occupancy is consistently strong, but acquisition prices are high. Investors here are generally targeting capital preservation and steady income rather than aggressive yield. Properties tend to attract longer-staying guests on multi-week bookings rather than the digital-nomad short-stay traffic that drives Canggu.
Land availability is the biggest constraint. New build opportunities are rare and almost always involve teardown of older villas. As a result, the most active segment is renovation and rebrand: investors buy a tired 2010-era villa, redesign it to current spec, and reposition it on the rental market. Margins on these projects are thinner than on greenfield builds in Pererenan, but the location commands a permanent rental premium.
Legal due diligence is especially important in Seminyak because zoning enforcement has tightened. Some streets close to the beach are zoned green (agricultural), which means operating a villa rental is technically non-compliant even if the building permit was issued years ago. Always verify both the IMB/PBG building permit and the underlying RTRW zoning before purchase.
