Viewing Checklist Tips

What to Bring

  • - Smartphone (photos, video)
  • - Measuring tape (room dimensions)
  • - Notebook & pen
  • - Marble/ball (test floor level)
  • - Flashlight (dark corners, under sinks)
  • - Printed questions list

Documentation

  • - Take 50+ photos (every room, every angle)
  • - Video walkthrough with narration
  • - Photo all defects/damage
  • - Record meter readings (water, electric)
  • - Screenshot Google Maps pin

Questions to Ask

  • - Why is the owner selling/renting?
  • - How long on market?
  • - Any recent issues (leaks, pests)?
  • - Utility costs (avg monthly)?
  • - Internet speed (test with phone)?
  • - Included furniture/appliances?
  • - Lease terms negotiable?

What to Check

  • - Water pressure (turn on all taps)
  • - AC units (turn on, listen for noise)
  • - Electrical (test outlets, lights)
  • - Drainage (check after heavy rain if possible)
  • - Noise levels (traffic, neighbors)
  • - Natural light (time of day matters)

Pro Tip: Schedule multiple viewings on same day in same area to compare. Morning viewing (10am-12pm) = best natural light. Afternoon (3-5pm) = see sunset views. Visit at night to check noise, lighting, security.

Timing: Plan 45-60 minutes per villa, 30 minutes per apartment. Allow 30 minutes travel time between viewings. Don't schedule more than 4-5 viewings per day (fatigue = poor decisions).
