Deposit Protection: Always require 2-3 months deposit for long-term rentals in Bali. This covers potential damage and unpaid rent. Never waive the deposit, no matter how good the tenant seems. Use bank transfer (not cash) for paper trail.

Legal: Bali has limited tenant-landlord protection compared to Western countries. Your lease agreement is your main protection. Include clear terms for early termination, damage, subletting prohibition, and notice periods. Use a bilingual contract (English + Bahasa Indonesia).

Documentation: Take dated photos/video of property before move-in with tenant present. Document meter readings (water, electric). Keep copies of all tenant documents. Create property inventory list signed by both parties. This prevents disputes at move-out.
