Move-In Checklist Process

1.

Schedule Inspection

Do this BEFORE paying deposit, ideally during daytime

2.

Document Everything

Take photos of ALL items, especially those marked "Photo Required"

3.

Test Everything

Turn on AC, test taps, flush toilets, check appliances

4.

Record Meter Readings

Water and electricity - take photos

5.

Get Signatures

Both landlord and tenant sign checklist and photos

Move-Out Checklist Process

1.

Deep Clean Property

Professional cleaning recommended (Rp 500k-2M depending on size)

2.

Repair Minor Damage

Fix anything that's your responsibility (holes, stains, etc.)

3.

Schedule Final Inspection

With landlord, compare to move-in checklist

4.

Settle Utilities

Pay final bills, record meter readings

5.

Return Keys & Get Deposit

Deposit return typically 7-14 days after inspection

Pro Tip: Take LOTS of photos (100+ for a villa is normal). Use your phone's date/time stamp feature. Store in cloud (Google Photos/iCloud) for evidence. Video walkthrough with narration is even better - landlord can't dispute video evidence.

Common Disputes: Walls (paint damage), furniture (scratches, stains), AC units (dirty filters), pool (algae/damage), garden (overgrown/dead plants). Document these thoroughly at move-in to avoid paying for pre-existing damage.

Normal Wear & Tear in Bali: Minor wall marks, slight furniture fading (sun/humidity), some mold in bathrooms (tropical climate), small scratches on floors. You should NOT be charged for these. Major damage (broken items, large stains, holes) is your responsibility.
