Calculate all fees and taxes when buying property in Bali
Includes BPHTB tax, notary fees, legal costs, and more
Leasehold (Hak Sewa) - typical for foreign buyers, usually 25-30 years renewable
BPHTB (Bea Perolehan Hak atas Tanah dan Bangunan) is a mandatory 5% transfer tax on all property transactions in Indonesia. It's calculated on the sale price or NJOP (tax assessment value), whichever is higher.
While not legally required, it's highly recommended to hire an Indonesian lawyer experienced in property law. They'll verify documents, check for liens, ensure proper ownership transfer, and protect your interests.
Foreigners cannot directly own freehold (Hak Milik) property. Options include leasehold (Hak Sewa), Right to Use (Hak Pakai), or purchasing through a PT PMA (foreign-owned company) which can own freehold property.
Typically 4-8 weeks from offer acceptance to final closing, depending on due diligence complexity and document preparation. Cash purchases are faster than financed deals.
